Senior Investment Director, Real Estate Credit

Job Summary:
Kairos Investment Management Company is looking for a Senior Investment Director, Real Estate Credit to execute on the firm’s Credit Strategy. This position’s primary responsibilities are debt origination, credit, and capital market execution. Additionally, this role will provide leadership to the real estate credit team and provide strategic advice on portfolio management and assist in business development activities. This individual will partner with the Kairos Credit’s Investment Committee to help strategize, develop, and nurture the growth of the strategy and its team for long term growth and success.
Job Responsibilities:
- Lead origination and execution in defined region (Western United States)
- Responsible for developing and executing credit risk management strategies aligned with the firm’s overall objectives
- Present investment opportunities to Investment Committee
- Partner with the CIO and internal GC to define credit policies and underwriting policies and procedures
- Partner with the Executive Team and its CFO to develop new credit facilities and ensure they are underwritten to conform with credit policies
- Create and maintain relationships with target borrowers, advisors, and intermediaries which will provide a consistent pipeline of suitable investment opportunities
- Create and implement a clear market coverage strategy to drive origination volume
- Evaluate and scrutinize new transactions for credit approval
- Partner with inhouse legal counsel and outside council to develop templates and negotiate term sheets, loan agreements, and related legal documentation
- Conduct periodic evaluations of existing portfolio to ensure compliance with credit policies and procedures and provide advice and strategy on loan modifications, workouts, or non-performing loans with CIO and GC
- Participate and lead in the mentorship and training of Credit Analysts development and growth
- Participate in industry related events and conferences
- Attend client meetings to help communicate credit culture and policies
- Oversee the day-to-day workload and performance of direct reports, providing clear direction and support as needed to achieve work objectives

Qualifications & Competencies:
- Bachelor’s degree in business, finance or related field.
- 10+ years of prior commercial real estate lending or related field.
- Thorough understanding of financial and credit analysis, valuation and risk
- CFA and/or MBA preferred
- Thorough understanding of financial and credit analysis, valuation and risk including physical due diligence, lease review and analysis, understanding of financial statements, review of third-party valuation reports
- Expert at Microsoft Excel and ARGUS modeling
- Entrepreneurial, business-building mindset
- Excellent communication and interpersonal skills
- Team player with a willingness and ability to work across products and geographic lines
- Highly motivated, must have strong attention to detail
- Strong understanding of alternative lending (including NAV loans, lender finance, and capital call facilities) and structured debt (including A/B note, senior/mezzanine, note-on-note, preferred equity, and distressed investments)
- Demonstrated leadership abilities and effective management skills, with a desire to manage, mentor and develop team members.
- Well-organized and detailed oriented individual with the highest degree of integrity, motivation and intellectual curiosity.
- Skilled in working across heavily matrixed organizations which requires significant influencing and collaboration skills.
- Ability to work in Irvine, CA office 5 days a week.

Compensation:
The annual U.S. based wage range for this full-time position is $200,000 – $300,000 plus bonus (which will be origination success based) annually. The base pay actually offered will vary depending on job-related knowledge, skills, location and experience and will take into account internal equity. Other forms of pay may be provided as part of the compensation package, in addition to a full range of health & wellness benefits.
