Job Summary:

The Associate Investment Manager will work closely with the Senior Investment Director to manage a national portfolio of both multi-tenant office and market rate multifamily assets.  This Associate Investment Manager will analyze leasing activity, oversee major CapEx projects, be proactive in problem solving, hold property management accountable, and meet critical deadlines.

Job Responsibilities:

  • Executing property and portfolio specific Value-Add business plans by understanding asset position relative to market and asset specific restraints.
  • Supervise and collaborate with third-party leasing and property management teams to drive leasing negotiations, marketing strategies, and optimization of net operating income.
  • Develop annual operating budgets, business plans, and ad hoc reports to investigate key performance metrics measuring and assessing value creation.
  • Monitor monthly financial reports and variance analyses to ensure execution of business plan.
  • Develop balance sheet and income statement analyses to forecast cash flows and capital distributions.
  • Collaborate with Acquisition Team in due diligence processes by conducting on-site property inspections, reviewing operating history and third-party reports and loan documents, and developing Value-Add business plans.
  • Travel for property site visits as needed with or without the Senior Investment Director to develop a thorough understanding of properties, markets, and objectives as well as to monitor progress on leasing activity and major CapEx projects.
  • Collaborate with lenders and Investor Reporting Teams to maintain quarterly lender and investor reporting requirements.
  • Assist with any other Asset Management Team duties as assigned.

Qualifications & Competencies:

  • Bachelor’s degree in business, finance or related field.
  • 3-5 years of prior commercial real estate experience, experience in office and multifamily sector is highly preferred.
  • Proficient in Excel and ARGUS.
  • Experience with net effective rent analyses and lease negotiations.
  • Well-organized and detail-oriented individual with the highest degree of integrity, motivation, and intellectual curiosity. Strong verbal, written, and communication skills.
  • Skilled in working across heavily matrixed organizations which requires significant influencing and collaboration skills.
  • Ability to work in the Irvine, CA office 5 days a week.

The annual U.S. based wage range for this full-time position is $115,000 – $130,000. The base pay actually offered will vary depending on job-related knowledge, skills, location and experience and will take into account internal equity.  Other forms of pay may be provided as part of the compensation package, in addition to a full range of health & wellness benefits.
